What are your fees?
Typically you are charged a flat fee per month or a percentage of the monthly gross rent for these services. Percentages could range from 8%-15%.

How do you find tenants?
We use multiple avenues to market and advertise your property keeping vacancy time short. Our automated tools allow us to immediately post vacant properties to websites such as Zillow, HotPads, Trulia, Craigslist, and many others. We also use yard signs and other traditional methods as well.

How often do you do inspections?
We will inspect your property before and after the tenant moves in or moves out. We also do a routine inspection twice a year while your property is occupied.

What happens when a tenant has a maintenance issue?
Tenants have two ways to report any maintenance problems. The preferred method is through our tenant portal and submit a ticket. Once the ticket is submitted it is immediately sent to our staff via email or phone.

When a tenant has a maintenance issue the first hour of the evaluation is free. If its a minor problem we will fix it on the spot at no charge. If the problem requires a professional contractor, or takes longer than the initial one hour evaluation, the owner will have the option to be contacted and participate in facilitating with the repair, or we have contractors whom we have contracted with in the past that can handle just about anything that may come up.

Do you screen tenants?
We screen all tenants prior to signing a lease. We look at the tenants previous credit, any prior evictions, criminal background, and income and job history.

What will get you evicted
We’re are very strict about protecting our clients investment. Breaking any of the following can get you evicted.

  • Not paying rent on time
  • Violating the lease agreement
  • Damaging the property
  • Breaking noise, occupancy, or health ordinances
  • Creating an hazardous living environment
  • Parties not the lease living in the premises
